Class 2 and 3 buildings: Concessions for use of timber framing and/or non-combustible materials

Advisory Note

This Advisory Note explains the intent of the concessions in Specification C1.1, Clauses 3.10(a) and 4.3 (a) of NCC Volume One.

It applies to residential apartment buildings (Class 2) and residential parts of hotels, motels, boarding houses and the like (Class 3), typically with a height between 2 and 4 storeys. Single dwellings (Class 1) regardless of their height, and a number of Class 2 or Class 3 buildings of 2 storeys in height, are not subject to the non-combustibility requirements and therefore the concessions are not relevant to these buildings.
